Renovation Sequence
I. New Wall Construction and Demolition
1. Determine the demolition plan in advance.
2. Demolition and modification must be marked with lines first before proceeding.
3. New walls should use aerated concrete blocks, which need to be soaked in water beforehand.
4. Reinforcing bars should be added to new walls for reinforcement.
II. PPR Pipes and Electrical Wiring
1. Determine if smart home systems are needed and the locations of other household appliances.
2. Pipes and wires should be level and straight, firmly fixed, and use flexible circuit modifications to avoid future electrical faults.
3. Where strong and weak currents intersect, they must be wrapped with aluminum foil.
4. Water pipes should run along the ceiling using large-radius bend techniques.
5. After water pipe installation is complete, conduct a pressure test at 12 bar for half an hour to check for pressure drop.
6. Check if the materials delivered match the budget list.
7. Use wall-mounted bathroom vanities with floor drains.
8. Determine the position of the water dispenser in advance and pre-embed a 50mm conduit to hide the power cord.
III. Central Air Conditioning, Fresh Air Systems, Ducted Air Handlers
1. Before electrical and plumbing work, coordinate locations and pipe/wire routes with electricians and plumbers to avoid conflicts later.
2. The main power line for central AC should use 6 sq. mm wire; ducted units and regular AC use 4 sq. mm wire.
3. Central AC vents should be extended.
4. Air conditioners require dedicated circuits.
IV. Thermal Break Aluminum Doors and Windows
1. Determine the manufacturer before starting work; measurements can be arranged after wall modifications are complete.
2. Choose thermal break aluminum Series 108 doors and windows.
3. Select 5+5 tempered insulated glass.
V. Underfloor Heating or Wall Heating
1. After electrical and plumbing work is complete, arrange for area measurement.
2. Determine the location of the manifold in advance.
3. The living and dining rooms should use two separate manifold circuits; more circuits provide better heating.
4. Prefer underfloor heating over wall heating if possible.
5. Do not install underfloor heating in bathrooms; use towel racks instead.
6. Do not install underfloor heating in kitchens; decide for balconies based on actual conditions.
VI. Waterproofing Coatings
1. Use rigid waterproofing on walls and flexible waterproofing on floors.
2. The shower area waterproofing should be applied up to 1800mm high; other areas up to 1500mm.
3. The water sealing test must exceed 48 hours to check for leaks on the floor below.
4. After waterproofing, apply a cement mortar protective layer on the floor.
VII. Soundproofing Wool and Damping Sheets
1. White vertical pipes in bathrooms should first be wrapped with damping sheets, then with soundproofing wool.
2. Kitchens and balconies require only soundproofing wool.
3. Top floors do not require soundproofing wool or damping sheets.
4. Purchase 2cm thick soundproofing wool; online shopping offers better prices.
VIII. Carpentry Ceilings and Materials
1. Choose first-tier brand plasterboards with a thickness of 9.5mm.
2. The keel material must be light steel, with main keels spaced 400mm apart and secondary keels 1000mm apart.
3. Corners of plasterboards must be cut from whole boards.
4. Joints of plasterboards must use V-groove chamfering.
IX. Cement Sand, Floor Drains, Backing Adhesive, and Auxiliary Materials
1. Cement does not need to be pre-ordered; use Grade 32.5 cement produced within the last 3 months, free of lumps.
2. Floor drains and backing adhesive needed for tile installation should be purchased in advance.
3. Use deep water seal floor drains in shower areas, odor-proof floor drains in dry areas, and special floor drains for washing machines on balconies.
X. Tiles
1. When selecting tiles, do not only look at a single tile's color; consider the actual appearance after installation.
2. Prepare tile layout diagrams based on tile specifications in advance to avoid narrow strips less than 150mm wide later.
3. Pay attention to installation: wall tiles over floor tiles, consistent wall grout lines.
4. Tile corners should use the "Begonia Corner" method.
XI. Grout
1. Grouting can be done about three days after tile installation.
2. Choose a grout color close to the tile color. Ensure joints are completely dry before application.
3. Do not use grout for edges near windows or under entry doors; use decorative caulk instead.
XII. Window Sills
1. Arrange measurements after the tiling work is completed.
2. Use artificial stone. Installation must be leveled with a spirit level to ensure a flat surface.
XIII. Integrated Ceilings
1. Options include 300*300 aluminum panels, 300*600 aluminum panel ceilings, honeycomb large panels, and plaster ceilings.
2. Kitchen range hood check valves and bathroom exhaust fan check valves need to be installed in advance.
3. Bathroom heater/ventilation fans should not be directed straight at the shower area.
XIV. Latex Paint and Putty Powder
1. Choose major brands for latex paint like Nippon Paint, Carpoly, etc.
2. Apply a primer (interface agent) when the wall paint arrives (not at the start of work).
3. Areas near wardrobes, door frames, and baseboards need screeding and dotting in advance to avoid caulking later.
4. Use corner beads to straighten internal and external corners.
5. Apply wall paint using a roller and ceiling paint using a sprayer.
XV. Interior Doors, Bathroom Doors, Kitchen Doors, Shower Partitions
1. Contact for measurements after floor tile installation is complete.
2. Choose bridge dynamic core board for interior doors for better sound insulation.
3. Choose titanium-magnesium alloy doors for bathrooms and kitchens, with wall thickness not less than 1.2mm.
4. Choose gray glass for kitchens and gray frosted glass for bathrooms.
5. All glass must be tempered.
XVI. Kitchen Cabinets
1. Arrange measurements after kitchen tile installation is complete.
2. Use a high-low countertop design for kitchen cabinets to avoid bending while washing and cutting.
3. Choose a large single sink, not a double sink.
4. Sinks can be installed as under-mount or flush with the countertop.
5. Upper cabinet doors should cover the top filler panel for a more minimalist look.
XVII. Custom Wardrobes
1. Arrange measurements after floor tile installation is complete and carpentry work begins.
2. Choose traditional engineered wood boards or metal furniture with ENF-grade, four-star rated boards for environmental protection.
3. Include more hanging areas in wardrobes, with two drawers per wardrobe.
4. Choose PUR edge banding for boards.
5. Pay attention to wall protection during installation; the gap with the wall should not exceed 2mm.
XVIII. Switches & Sockets, and Lighting
1. Choose major brands like Bull for switches and sockets.
2. Choose switches with sockets for the kitchen.
3. Choose ceiling lights for the living room, dining room, and bedrooms.
4. More styles and better prices are available online.
XIX. Curtains
1. Install curtain boxes to prevent light leakage later.
2. Prioritize track curtains over rod curtains.
3. Choose curtains with 1.8 times fullness.
XX. Ready-made Furniture, Appliances, and Custom Furniture
Dimensions related to custom furniture need to be confirmed in advance.
